Most people ask the same first question: how much will my floor cost? The honest answer is that two floors of the same size can need very different work. Here is what actually decides the price, so you know what to expect before you message us.

Floor area and layout
Size matters, but so does shape. One open living room is quicker to sand than the same area split into small bedrooms, corridors and steps. Edges, corners and built-in cabinets all need hand and edge tools, which take longer than the main machine.

Condition of the timber
A floor that is only dull needs far less work than one with deep scratches, water stains or peeling varnish. Heavy damage means more sanding passes and sometimes repairs before any finish goes on.
Before
AfterSanding or buff and recoat
If the finish is tired but the wood is not scratched through, a buff and recoat can be enough. It removes very little material and is quicker. Deep scratches, stains or failing varnish usually need a full sanding back to bare timber.
Repairs before finishing
Loose parquet blocks, gaps between planks, squeaks and missing pieces are fixed before sanding. A few loose blocks is a small job; a floor with many hollow areas takes longer.
Your choice of finish
Matt, satin and gloss all protect the floor. Water-based and oil-based varnishes behave differently and dry at different speeds. The number of coats also depends on how busy the room is.
Access and preparation
Clearing furniture, curtains and rugs before we arrive saves time on the day. Tell us about stairs, lifts and parking in condos, because access can affect how the job is planned.
How to get a clear quote
Send photos of each room in daylight, close-ups of damaged spots and rough room sizes on WhatsApp. If it is easier, we can visit for a free site inspection anywhere in KL and Selangor. You get a clear quote before any work starts.
Before
AfterPlanning several rooms? Doing them together is usually more efficient than one at a time, and the whole floor ends up with the same colour and sheen.
Common questions
Is the site inspection really free?
Yes. We visit, check the floor and give you a quote with no obligation. Photos on WhatsApp are often enough for a first estimate.
Is a buff and recoat cheaper than sanding?
Usually, because far less material is removed and the job is quicker. It only works when the existing finish is still intact.
Do repairs change the price?
Yes. Loose blocks, gaps and missing pieces are fixed before finishing, so they are listed separately in your quote.
