This double-storey house in Taman Indah, Kepong had timber strip floors upstairs and a timber staircase that had lost their shine years ago. The owners wanted one even, glossy finish through the bedrooms, the living room and down the stairs. Here is how the job went, with our own photos and videos from the site.

What the floors looked like
The bedrooms had a worn, patchy coating, scratches from furniture and paint marks from an earlier renovation. The living room was dull and dusty, and the staircase treads were rough, with a few treads too worn to save.
Before
AfterRepairs before sanding
Worn stair treads were cut out and new treads fitted before any sanding started. Repairs always come first, so the new finish goes onto solid timber and the stairs feel firm underfoot.
Sanding, room by room
The main sanding machine took the old coating off the open floor, then the edges, corners and every stair tread were sanded by hand. Hand work takes longer, but it is the only way to get an even colour right up to the skirting.
Keeping the dust under control
Before any coat went on, the team blew the dust out of every corner, ledge and skirting line, then went over the whole floor with an industrial vacuum. Dust left behind would end up trapped in the varnish.
Sealer and varnish coats
The first coat of sealer brought the natural colour of the timber straight back. After each coat dried, the floor was lightly buffed so the next coat would bond, and the final coats were laid for a high-gloss finish.
The result
On handover day the bedrooms, living room, landing and staircase had one even, glossy finish, with no change in colour between rooms.

Common questions
Can old, patchy timber floors in Kepong be restored?
Yes. If the boards are solid, sanding back to bare timber removes the old coating, scratches and paint marks, and fresh coats give an even finish again.
Do you repair stairs as part of a floor restoration?
Yes. Worn or damaged stair treads can be replaced before sanding, so the whole staircase is finished in the same colour and sheen as the floors.
How do you keep dust down during sanding?
We use sanding machines with dust bags, blow out corners and ledges, and vacuum the floor before any coat goes on.
