What Sanding
Involves
Sanding removes the worn top layer of finish and a very thin layer of wood beneath it. That is what makes scratches, grey traffic lanes, stains and uneven colour disappear. Polishing is the second half of the job: once the timber is clean and smooth, we seal it with coats of varnish, lacquer or oil so the floor can handle foot traffic, spills and Malaysia's humidity.
Not every floor needs the full treatment. Light surface wear can sometimes be handled with buffing and a fresh coat instead. When you send us photos, we will tell you honestly which route suits the floor, because taking off more wood than necessary shortens the life of the boards.

Sanding,
Pass by Pass
Good sanding is a ladder, not a single pass. Each grit erases the marks of the one before it. Tap a stage to see what happens at each level.
Coarse · 40–60 grit
Takes off old varnish, levels high boards and removes deep scratches and stains. This is the heavy pass, so it is done with care and in the direction of the grain.
Medium · 80 grit
Erases the scratch lines left by the coarse pass and starts to bring out the true colour of the timber.
Fine · 100–120 grit
Leaves the surface smooth enough for a clean, even finish. Skipping this stage is the usual reason finishes look patchy.
Edges, corners & detail
Edgers and hand tools reach along skirting boards, doorways and corners that the main machine cannot touch, so the whole room matches.
Signs It Is
Time to Sand
You do not need to wait until the floor looks ruined. These are the usual signals that a refinish will make a real difference.
Scratches that go through the finish
If a scratch catches your fingernail, it is in the wood or at least through the coating. Polish alone will not hide it.
Grey or bare walkways
Hallways and doorways wear first. Once the varnish is gone, dirt and moisture get straight into the grain.
Dark water or pet stains
Stains below the surface need sanding out before any new finish goes on top.
Peeling or sticky old varnish
Failed coatings have to come off completely. New varnish will not bond to a flaking one.
Uneven colour near windows
Sunlight bleaches boards unevenly. Sanding resets the tone across the whole room.
A dull look that cleaning cannot fix
When the floor stays cloudy after a proper clean, the finish itself has worn out.
Bare Boards
to Polished
What happens and when: photos and inspection first, final check and handover last.
- 01
Photos and inspection
You send photos and room sizes on WhatsApp, or we visit. We check the board type, the thickness left to sand and any loose or protruding nails.
- 02
Protect and prepare
Doors, vents and nearby surfaces are covered. Nails are set below the surface and small gaps or holes are filled where needed.
- 03
Sanding passes
We work through the grit sequence, finishing with edges and corners, so the whole floor reaches the same smooth standard.
- 04
Dust clean-up
The floor and surrounding areas are vacuumed and wiped before any coating goes on, so dust does not get trapped in the finish.
- 05
Polish and finish coats
Your chosen finish is applied in coats, with drying time between each one. We tell you exactly when it is safe to walk on.
- 06
Final check and handover
We inspect the floor in daylight, fix any missed spots and talk you through aftercare.

Caring for a
Sanded Floor
- Follow the drying time we give you before walking on the floor in shoes.

- Wait before laying heavy rugs so the finish can cure properly.
- Clean with a slightly damp mop, not a wet one.
