More Than a
Fresh Coat
A restoration starts with the whole floor, not just the surface. We look at loose or squeaking boards, gaps between planks, old nail heads, earlier coatings and any signs of moisture. Only then do we decide the order of work: repair first, strip and sand second, varnish last.
Varnishing is the protective layer that people notice, but it is the preparation underneath that decides how long it lasts. A well-prepared plank floor can keep its colour and finish for years, while a quick recoat over loose boards and old residue tends to fail in patches.

Matt, Satin
or Gloss
The sheen changes how a floor looks and how it shows wear. Switch between the three and compare the notes for each.
Matt
Gives a soft, almost bare-wood look and hides fine scratches and dust well. A popular choice for busy family homes and rustic planks.
Satin
A soft sheen that lifts the grain without a mirror effect. It suits most living rooms and bedrooms and is forgiving day to day.
Gloss
Shows off colour and grain strongly and makes rooms feel brighter. It also shows scratches and footprints more, so it suits lighter-use spaces.
Oil-based or water-based varnish?
Oil-based
Warmer amber tone that deepens colour; slower to dry; stronger smell while curing.
Water-based
Clearer, lighter look; dries faster; lower odour, which helps if you are living in the home.
When Timber
Needs Restoring
Restoration makes sense when the problem is deeper than the top coat. Look out for these.
Grey or blackened planks
Moisture and exposed grain have darkened the timber. It has to be sanded back before it can be sealed.
Cracked or flaking varnish
Layers lifting off in sheets mean the coating has lost its bond with the wood.
Gaps between the planks
Seasonal movement opens joints that collect dirt. Filling them improves both look and cleaning.
Squeaks or loose boards
Boards that move underfoot need re-fixing before any finish goes down.
Sun-faded patches
Strong light fades timber unevenly. Restoration evens out the tone across the room.
A tacky surface
Old coatings that never fully cured stay sticky and have to be stripped.
How a timber
floor is restored
A simple 6-step routine, so you always know what comes next.
- 01
Condition survey
We check board movement, gaps, nails and earlier finishes, and note any area that looks moisture-affected before quoting.
- 02
Board repair and gap filling
Loose planks are re-fixed and gaps are filled so the surface is stable and consistent.
- 03
Strip and sand
Old varnish and discolouration are removed and the planks are brought back to clean, level timber.
- 04
Tone correction (optional)
If you want a richer or more even colour, we can adjust the tone before sealing.
- 05
Varnish coats
Varnish goes on in thin coats, with light sanding between them so each layer bonds and the finish feels smooth.
- 06
Cure and handover
You get clear guidance on drying and curing times before the room goes back into full use.

Looking after
restored timber
- Use mats at doors so grit stays off the varnish.
- Keep rugs off until the curing time we advise has passed.
- Avoid steam mops; heat and moisture work into the joints.
- Keep indoor humidity steady to limit plank movement.
