Why Hardwood
Is Different
Hardwoods are dense, which makes them tough underfoot and slow to wear down. The same density makes them harder to work. Abrasives dull faster and the surface can burnish if the wrong paper is used. Some species also carry natural oils or tannins that affect how a finish bonds, so a method that works on a softer timber can fail on merbau or teak.
That is why we identify the timber, try the system on a small test patch, and only then polish the whole floor. When the floor is only dull and not damaged, a maintenance polish can bring back the shine without a full refinish, which saves time and keeps the wood thicker for the future.

Know your
hardwood
Different species behave differently under a polish. Pick one to see what we look out for. These are general notes, and we always confirm on your own floor.
Merbau
A very common Malaysian floor timber. It can release natural extractives that stain or bleed, so surface prep and the choice of finish matter.
Teak
Teak's own oils can interfere with adhesion. We clean and prepare the surface carefully so the polish bonds evenly.
Balau
Hard-wearing with a strong grain. Dense wood means more careful abrasive choice and a patient polishing schedule.
Chengal
A traditional durable timber, often found in older homes. Its age and previous coatings decide whether a polish or a full refinish makes sense.
Imported oak
Often found in newer apartments. The open grain takes finish differently, and we check the thickness of the wear layer first.
When Hardwood
Needs Polish
Hardwood is tough, so the signs are often about the finish rather than the timber. Here is what to watch for.
Lost shine in the hallway
Traffic lanes dull first while the rest of the room still looks fine.
A cloudy haze after cleaning
Unsuitable cleaning products can leave a film that dulls the surface.
Fine micro-scratches
Grit carried on shoes creates a web of tiny scratches that scatter light.
Sun-faded colour
Hardwood changes colour with light. Polishing and, where needed, sanding evens it out.
Sticky residue
Over-polishing or mixing products can leave a tacky layer that attracts dirt.
Worn doorways
Doorways and kitchen entrances lose coating quickest and show bare timber early.
The hardwood
polishing routine
A simple 6-step routine, so you always know what comes next.
- 01
Species and finish check
We identify the timber where we can and find out what coating is already on it, since that decides what will bond.
- 02
Test patch
A small hidden area is treated first, so we can see how your specific floor takes the polish.
- 03
Abrasive plan
We choose the abrasive for the density: a gentle screen for maintenance, or a staged sanding plan for a full refinish.
- 04
Prep and clean
Dust, residue and oils are cleaned off so the polish bonds across the whole floor.
- 05
Polish or coating system
The polish or protective coats go on in controlled layers to build depth and an even sheen.
- 06
Cure and care plan
We give you a short care plan: what to use, what to avoid and when to re-polish.

Keeping
hardwood glossy
- Use a cleaner made for sealed timber floors, and avoid harsh or soapy products.
- Sweep or vacuum often; grit is the main cause of fine scratches.
- Place mats in high-traffic spots such as doorways.
- Re-polish when the shine fades, before the finish wears through.
