Restoring every timber floor in a home at once is a bigger project, but it gives the best result: one even colour and sheen from room to room. Here is how a full house restoration usually runs.

Inspection and quote

It starts with photos on WhatsApp or a free site inspection. We check the timber, measure the rooms, note any repairs and agree the finish with you. You get a clear quote before anything begins.

Preparing your home

Clear the rooms of furniture, take down curtains and rugs, and tell us about pets or anything fragile. Most families stay at home and simply keep the work area clear.

Repairs come first

Loose parquet blocks are re-fixed, gaps are filled, squeaks are fixed and missing pieces are replaced before any sanding. Fixing first means the finish goes onto a solid floor.

Worn stair treads replaced before any sanding, so the finish goes onto solid timber.

Sanding and edges

The main machine sands the open areas and edging tools reach along walls and cabinets. We use dust-containment equipment and cover nearby areas, then clean up thoroughly.

Edges and corners sanded by hand where the big machine cannot reach.
After sanding, dust is blown out of every corner and vacuumed before coating.

Stain and finish coats

If you want a deeper or more even tone, stain is tested on a small area first. Then the varnish goes on in thin coats in the sheen you chose.

The first coat of sealer: the colour of the timber comes back as it goes on.

Drying and curing

Light foot traffic is usually fine once the coat is touch-dry. Heavy furniture and rugs wait longer so the finish can cure properly. We give you clear times for the product used.

Light buffing between coats once each layer has dried.

Moving back in

Put felt pads under furniture, lift rather than drag, and use mats at entrances. Most homes take a few days in total, including drying time, and we confirm the timing after inspection.

Common questions

Do I need to move out during the work?

Usually no. Keep the work area clear and we will advise on drying times before you walk on the floor.

How do I prepare before sanding day?

Clear the rooms of furniture, take down curtains and rugs, and tell us about pets or anything fragile. We cover the rest and agree access times with you.

When can furniture go back?

Light use comes first and heavy furniture later, once the finish has cured. We give you specific times for the product used on your floor.
